Posted by Melissa Barrett on Wednesday, April 11th, 2018 at 3:57pm.

When considering a specific Realtor, you want to be comfortable knowing they are going to make your needs a priority, and they have your best interests at heart. Today we will discuss 10 questions you should ask any Realtor, and how The Jen Scholte Team responds to these questions.

1. Can I see your References?

Our references come in the form of our fantastic testimonials. We are happy to share any feedback received from past clients with our current and prospective clients. We are a 100% transparent team, and customer service is at the forefront of our values and mission. We want you to be comfortable you are making the right choice with us!

2. Can I have a CMA?

Absolutely! We provide CMA's (Comparative Market Analysis) to all prospective Sellers so they can get an accurate valuation of their home and community. This is a thorough analysis with a complete breakdown of previous sale prices, community comparables, community lifestyle, average occupations in the area and so on.

3. Is this Area Growing or Declining?

Whether you're buying or selling, you will want to know if the area you’re considering is hot or cold, whether its on the incline or decline! Prospective buyers want to make a smart investment, and buying in a declining community is not an attractive investment. Where is the market in your area headed? We will investigate and determine that outcome for you.

4. Do you Work Solo or as Part of a Team?

We are a tight-knit team working seamlessly together. What this means is you will receive well-rounded communication whether it be from the Realtor you're working directly with, or another member of the team providing updates and feedback. We all work together to provide you, the client, our best service out there! You can rest assured that our team effort has YOU the client at the forefront of our priority list.

5. How Many Clients are you Currently Representing?

True to the ever-changing Real Estate market, our active client base is regularly fluctuating. We have clients who are ready to make moves today, as well as some who require a little time to get themselves ready and also some clients who are planning to make moves in 1-2 years. Our team-based structure allows us to work actively with ready clients, as well as nurture clients who require a little more time. Rest assured, we treat every client as if they're our ONLY client with absolute focus and dedication!

6. How will you Market my Home?

The Jen Scholte team prides itself on providing a comprehensive and custom marketing plan that is specific to each individual seller and home. Marketing strategies can include signage, dedicated web domains (your home's own website!), social media marketing, mailers, featured listings on our Team's Website, listings on, via our Century21 website, as well as Agent and Public Open Houses.

7. How do your Realtor Fees Work?

First off, let's put a common misconception to rest... As a Buyer, you will pay ZERO realtor fees! All Realtor fees come from the selling side (however, as a buyer still be prepared to pay legal fees, land transfer tax, and so on). During our listing presentation we will discuss our fees with you as a Seller, and advise you that industry standard is 5% of the Sale price of your home. From there, 2.5% goes to the Selling agent, and 2.5% goes to the Buying agent - so you can get a better idea of the breakdown.

8. What Experience Do you Have?

Every Realtor has varying experience. It's great to ask this of any Realtor your work with. For example: Jen Scholte, Team Leader of The Jen Scholte Team has 18 years of Real Estate experience under her belt! On top of that, she is a Top producer, being #1 in Century 21 Millennium's Northern Locations, and in 2016 was #66 in all Century 21 locations within Canada! She is known for her 'Jenergy' that she brings to the table walking you through every step of the way with her market and industry experience.

9. How will you Keep Me Informed?

We keep in regular contact with our clients whether they're Buyers or Sellers!

As a Seller, we will provide you with regular weekly updates and feedback. We will check in with Agents who have shown your home to determine what they feel are your home's strengths and weaknesses if any, and if their clients are interested. We will report back to you, and provide you with our professional opinion on how to proceed! We will also provide you with links to all online marketing sources of where you can find your listing on line as well! Beyond that, don't be surprised if you hear from us through the week as well just for periodic updates and chats!

As a buyer, we will set you up with a customized home search based on your criteria. We will be in regular touch to see if anything with our searches needs to be tweaked as well as book appointments with you to see something you like! When we find a home to submit an offer, we will keep you updated every step of the way so you're lnever left wondering 'whats next?'

10. What are the Drawbacks of my Home?

It's great to know your home's strengths and weaknesses. We will provide our honest and professional opinion if we find any areas that could be improved that will help your home's selling appeal!
